Best program for this site...

I have been asked to build a real estate site similar to this http://www.christiesrealestate.com.
1. What program would be best for this
2. How much would you normally charge to build the site
3. Expected time to complete?
This is far more intricate than I have experience with as my main focus is on graphic design so may pass it off but am curious as to how difficult this would be. Thanks!

1. Any text editor will do.

2. ball park for ME would be £8k to £10k as a starting price.

3. For ME, several months, because it's one of those projects that WILL suffer from "Feature creep".

If you do not have a excellent working knowledge of any server side code and database schema design you will be out of your depth inside a week.

I think the starting price really depends on who you're ordering from. Somebody with a couple hundred clients under their belt that's been in the business for several years, yeah, they gonna be pricey. Take the kid working out of a corner of their bedroom with 3-5 years practice, it'll be a fraction of the cost with debatable talent. They might be really good, they might be "what did I just get myself into?".
For something with complicated server-side code, I highly doubt anybody will find a professional charging less than a thousand pounds or dollars, much less working out the corner of their bedroom or in somebody's basement.

I think £8k - £10k as a starting price is too much . I think £5K-£6K is more realistic ?
